Autumn’s Hot Days and Hot Property Market Continue

Like the hot Autumn days we experienced in March and are continuing to experience during the April school holidays, the Perth market has continued to sizzle through the first month of Autumn with REIWA reporting that Perth’s median house sale price set a new record in March increasing by 2.5 percent to $620,000. The median unit sale price also rose over the month increasing by 1.2 percent to $420,000 in March.

The median number of days on market for houses remained steady at just 8 days in March (which is five days faster than March 2023) while the median days on market for units was 10 which is one day slower than in February and a remarkable 10 days faster than in March 2023.

THE LOCAL MARKET

The Easter long weekend saw a reduction in the number of properties for sale as many owners decided to hold off launching new listings til after the long weekend. REIWA reported a new low of 3,592 properties listed for sale at 31 March which was 49.2 per cent lower than 12 months ago.

Sales were also down with buyers taking a break over the long weekend or heading off on holiday, with house sales decreasing by 4.1 per cent , unit sales decreasing by 20.3 per cent and land sales decreasing by 31.6 percent compared to the previous week.
