A NOTE FROM THE DIRECTOR

As we step into 2024, I wanted to take a moment to reflect on the incredible journey we’ve undertaken together over the past year. It’s been a remarkable chapter for White House Property Partners, and I am keen to convey my deepest gratitude to our exceptional team and to share some of our achievements.

First and foremost, I want to extend my heartfelt thanks to each member of our dedicated team – Katie, Louise, Catherine, Carlie, Connie, Adriana, Monique, Veda, Tara, Sophie, Georgia, Christie, and Jonathan. Their unwavering passion, dedication, and commitment to serving our clients with excellence and upholding our values and brand standards are hopefully felt by you – our clients.

In 2023, we collectively facilitated the sale of over $200 million worth of property, a testament to the hard work and determination of our team. This accomplishment reflects our team’s consistent efforts to go above and beyond in meeting the diverse needs of our valued clients.

THE LOCAL MARKET

While stock levels normally decrease over the Christmas and New Year period, we are seeing genuinely unprecedented low levels with no decrease in demand.

REIWA has released figures showing a significant plunge in the number of listings available for sale at the end of 2023. There were a mere 3,648 properties for sale at the 31st December, a remarkable 23.4 per cent lower than in November and a whopping 49 per cent lower than December 2022.

There were just 1,758 houses for sale at 31 December which is 51.4 per cent lower than 12 months ago, only 1,030 units for sale which was 44 per cent lower than December 2022 and a mere 860 blocks of land for sale which was also 49.1 percent lower than December 2022.

And with stock levels remaining low throughout 2023 compared to 2022, it comes as no surprise that cost of housing increased. REIWA is reporting Perth’s median house priced increased to $590,000 which was 8.3 per cent higher than a year ago while CoreLogic is reporting that Perth prices increased by 15.1 percent for the year. Whichever way you look at it, at the coalface we are seeing that strong demand aligned with very limited stock levels is driving continued price growth.

Speaking of strong demand, just yesterday we had one of our first home opens of the year and had a whopping 45 groups through the property just over 24 hours after going live.

Fortunately for buyers, we are anticipating that the number of listings will increase over the coming weeks. REIWA is reporting there were just 1,518 properties for rent in Perth at 31 December 2023. This figure is 21.3 per cent higher than four weeks ago and interestingly 4.7 per cent higher than this time last year.
