Properties still selling swiftly…but is there a shortage of listings?

The rapid pace at which properties are being bought and sold is a little like securing Taylor Swift concert tickets, albeit with a lot less fanfare.

The question remains, however, is there a shortage of properties for sale?

Recent figures from www.reiwa.com highlight a seemingly tight market, with only 3,738 properties listed for sale at the end of January (now increased to 4,040 at 19 February), a significant decrease from the 7,104 properties listed last year and 16,571 properties listed five years ago. This might suggest a shortage of homes for sale, but the reality is more nuanced.

The true dynamics of the market are better understood by looking beyond the surface numbers. Active listings fluctuate daily, reflecting the fast-paced nature of property sales rather than a lack of available homes. In fact, the Perth area witnessed 56,434 settled sales last year, indicating a healthy turnover and interestingly a 1.2 percent increase from the previous year (2022). New listings are entering the market at a steady rate but are being snapped up swiftly, with homes selling in a median of 9 days and units in 13 days in January.

This swift turnover rate means that the number of active listings remains low, making it crucial for buyers to approach the market with readiness and decisiveness – which we have been advising for some time.

It’s important for potential buyers to have their finances sorted and be prepared to make prompt, competitive offers. In such a fast-moving market, hesitation can mean missing out on the perfect home. And if you do miss out, you might need to just “shake it off” as we know that often buyers who miss out find something even better suited to them comes up.

THE LOCAL MARKET

At the end of last week, REIWA reported that there were 4,040 properties on the market, marking a 2.1 percent increase from the previous week. This includes a 3.7 percent increase in houses listed for sale, a 1.6 percent increase in unit listings, and vacant land listings remaining relatively consistent, with only a 1.6 percent decrease. Overall, listings remain 41.1 percent below the same time last year. Sales were only 1.7 percent lower compared to the previous week, with a total of 957 transactions reported.

The number of listings for rent is reducing again!

REIWA is reporting there were 1,740 properties available for rent at 18th February. This is a 3.5 percent decrease from the previous week, 12.8 percent lower than four weeks ago and a 2.6 percent decrease when compared to figures seen a year ago. With a further decrease in the number of rental properties available, we anticipate strong demand will continue.

One of WA’s iconic events, the South32 Rottnest Channel Swim is taking place this weekend with hundreds and hundreds of swimmers set to swim from Cottesloe Beach (Mudurup) braving 19.7km of open waters to Rottnest Island (Wadjemup).
