The heat no deterrent in this hot market

As we enter another weekend of very warm weather, it is fair to say that the heat is not deterring buyers from either viewing property or stepping forward with offers. Last weekend despite the heat we saw 45 groups attend one home open with five offers put forward to our sellers.

Indeed, the White House Team have put another six properties under offer this week whilst bringing four new listings to the market.

THE LOCAL MARKET

We are starting to see a few more properties coming to market with REIWA reporting that there were 3,956 properties on the market at 11 February 2024, marking a 2.9 percent increase from the previous week. This includes a 3 percent increase in houses listed for sale, a 3.5 percent increase in unit listings, and vacant land listings remaining relatively consistent, with only a 1.5 percent increase. Overall, listings remain 44.6 percent below the same time last year. Sales were only 0.6 percent lower compared to the previous week, with a total of 979 transactions reported.

Rental listings remain tight with REIWA reporting there were 1,803 properties available for rent last week. This is a 3.2 percent decrease from the previous week, 7.7 percent higher than four weeks ago and a minor 0.1 percent increase compared to a year ago. This figure still remains remarkably low, meaning there is very high demand for rental properties currently.
