In good news for prospective borrowers and mortgage holders this week, the Reserve Bank of Australia (RBA) chose to keep interest rates steady, as was widely anticipated.

This decision was influenced by the lower-than-expected inflation figures we discussed last week and weak retail trade results. Additionally, there’s been a slowdown in national housing value growth, which the RBA views positively.

Although the RBA hasn’t ruled out future rate increases, it’s likely rates won’t decrease anytime soon. The RBA is cautious, preferring a data-driven approach due to uncertainties in economic activity and inflation outcomes. There are reports, from the financial markets, that we could see rate cuts later in the year and indeed even the RBA’s recent inflation forecast revision suggests this may happen.

While other markets may need interest rate reductions to stimulate the market, the Perth market remains buoyant with the demand for housing to buy and to rent, exceeding the available supply. Indeed, last Saturday we had 285 groups through our 12 properties that were open for inspection, with five properties going under offer over the past seven days.

For buyers, we know that that volume of groups at home opens makes may make the market feel particularly competitive at the moment. It’s important to remember, however, that not every potential person attending a home open is a “buyer” immediately prepared to make a move. Despite the high number of attendees, many are still in the early stages of their home buying journey, exploring options, neighbours comparing a neighbouring property to theirs, or future buyers or sellers simply gathering information.

THE LOCAL MARKET

The number of listings remained tight with REIWA reporting that for February there were just 3,846 properties on the market , marking a 0.4 percent decrease from the previous week. This includes a mere 0.9 percent increase in houses listed for sale, a 2.9 percent increase in unit listings, and a 7.8 percent decrease in vacant land listings. Overall, listings remain 45 percent below the same time last year. Sales were 25.5 percent higher compared to the previous week, with a total of 984 transactions reported.

REIWA has reported that as of the 4th of February 2024, there were 1,862 properties available for rent in Perth, marking a 4.9 percent decrease compared to the previous week. However, this figure remains slightly higher than what we observed four weeks ago, with a 2 percent increase, and 0.6 percent higher than the same period last year.

For the month of December, REIWA reported that a 0.7 percent vacancy rate was recorded in the Perth rental market. The current demand is evident, reflected in the swift and efficient results we’re achieving with our newly listed properties available for lease.
