Why Presentation Matters in a Hot Market

It’s been a huge week at White House Property Partners with our hard-working sales team putting under offer nine properties worth in excess of $12 million for our clients!

Prospective sellers might be wondering, with limited number of listings and a surplus of buyers, is it really worth the effort to present a property for sale?

Our answer – yes – if you’re looking to attract more buyers and a premium result!

Our recent experiences have shown us that it’s not just the strength of the market that brings outstanding results – it’s also helping our clients make their homes stand out in the market place that counts. It’s about guiding our clients on how to best showcase their property, ensuring it looks its best when it’s time to go to market combined with employing an effective pricing strategy.

We understand that in a busy market, it’s tempting to skip the prep and hope for the best. However, we’ve seen time and again that a well-presented home stands out, even when stock levels are low.

Buyers are time-poor and quick to decide from an online listing or a casual drive-by on which properties they will make time to see, so making that first impression count continues to be important.

And, it’s a fact: most people can’t visualise a property’s potential looking at empty spaces or imagining an property without all the clutter. That’s where styling and staging magic helps, setting up spaces that allow buyers to picture themselves living there.

More than that, it’s about creating an environment that helps buyers feel a connection to the space. A well-presented home not only stands out but also feels inviting and exciting, which is often what leads to emotional engagement, competition and a premium result.

Here at White House Property Partners, we take pride in supporting our clients through the process of preparing their homes. Whether it’s styling advice, obtaining quotes or overseeing painting and/or repairs or getting the garden looking just right, we’re here to ensure your property is appealing to the market, to help you attract maximum interest and for us to negotiate the best possible return.

If you’d like to find out more about how you can benefit from our supportive approach to maximising the result when selling your home, please reach out. We’re here not just to sell homes, but to support your journey to selling success.

THE LOCAL MARKET

As of the end of last week, there were 4,007 properties listed on the market, as reported by REIWA. This was a small 1.1% increase from the previous week and includes a 3.2% increase in houses listed and 0.5% increase in units listed, counteracted by a 4.2% decrease in vacant land listings. Overall, we saw a decrease in sales of 12.9% compared to last week with 902 sales. It is still important to note we are still experiencing drastically lower levels of properties on the market compared to this time last year, last weeks figures reflect a 44% discrepancy.

After launching an impressive eight new listings to the market last week, White House Property Partners, were thrilled to have NINE properties placed under offer over the week.

Advisor and Negotiator, Louise Pope, placed two properties under offer, 9/439 Canning Highway, Melville and 3A First Street, Bicton, which had an incredible 43 groups through the first home open, received multiple offers and was delightfully secured by a local family who had been looking for a long time and had missed out recently.

Our incredible Connie Handcock placed 5/31 Preston Point Road, East Fremantle under offer over the weekend following a busy home open and competitive interest in the property. Connie also guided a very excited buyer through the process of buying their first property, putting 3/10 Doepel Street, North Fremantle under offer after the property’s first weekend home open. And if that wasn’t enough, Fremantle’s Number 1 Agent, Connie also placed 8/15 Essex Street under offer this week!

North Coogee specialist, Carlie Baker, negotiated multiple offers for 45 Arabella Loop, North Coogee which went under offer after just five days on the market.

And, lastly our Director and East Fremantle’s No 1 selling agent Stefanie Dobro (assisted by Georgia Hagan) placed 64 Allen Street, East Fremantle and 17 Fothergill Street, Fremantle under offer, both with multiple offers in competition and strong attendances at their first and only home opens on Saturday.

Our premium results this week are a testament to the hard work of all of the White House Team and our sellers’ efforts to present their properties and work with us. We are continually driven to provide exceptional service to our clients.
