WA’s is growing and so are we!

Western Australia is witnessing its most substantial population growth in over a decade with a 3.3% increase in population. WA is now home to 2.905 million people! This spike in growth represents an influx of roughly 37,000 new households, intensifying demands on the housing market, according to REIWA CEO Cath Hart.

With the fastest growth rate in Australia, REIWA is anticipating continued pressure on property sales and rentals, predicting continued price growth, short days on market, and a tight rental market.

WA’s economic strength is underscored by a notable drop in unemployment to 3.6%, reinforcing WA’s allure for job seekers and supporting sustained population growth.

The construction sector, however, is lagging, with housing completions falling short by approximately 20,000 homes needed to match the demand of new households.

The outlook for housing demand remains strong with the WA government revising its population growth forecast to 2.4% from the previously anticipated 1.7%. WA’s vibrant job market, attractive salaries, and relative housing affordability contribute to its continued appeal, ensuring ongoing vibrancy in its property markets.

THE LOCAL MARKET

REIWA is reporting there were strong sales in the property market last week. Looking more closely at the data, house sales increased 15.6%, unit sales were up 10.7% and land sales increased by an impressive 47.1%. With these strong sales numbers, it appears supply in the market cannot keep up with the demand for homes, as we continue to experience much lower levels of stock in comparison to this time last year. This 45.3% figure is made up of 37.5% less houses, 41.1% less units and 65.5% less land on the market than 52 weeks ago.

The Reserve Bank’s decision this week to keep interest rate stable at 4.35% is a sign that the Reserve Bank is maintaining a keen eye on inflation and the strength of the current market means that interest rate cuts are not a given.

THIS WEEKEND

The Hawaiian Ride for Youth has been taking place this week with more than 150 riders cycling the from Albany to Perth, stopping at schools along the way to talk about and help breakdown the stigma around mental health. The Ride for Youth raises funds for Youth Focus to deliver mental health services to young people in Western Australia.
